If the reservation is made within 4 weeks of travel, payment for the full duration of the rental period is required.
Date changes may be requested, If this is possible, an additional charge (€50 per change) will apply.
Modifications to the booking contract and exceptions to the present general conditions of the reservation will only take effect with the written agreement between the rental client and ECOIBIZA S.L. If any such modifications result in an increase or decrease in the cost of the rental, both parties will be required to agree in writing to a modification in the rental price.
All client have to pay the local Tourist tax, which is not included in the price of the villa.
It is 2.20 € per night per adult (16+ years) for bookings between 1st of May and 31st of October.
For the rest of the year 0,55€ per night per adult (16+ years).
This tax has to be paid within the second payment.
Arrival and Stay:

The accommodation will be available from 15,00 hours on the day of arrival, unless otherwise specified
The accommodation should be vacated at 10,00 hours on the day of departure, unless otherwise specified
It is vital that we receive details of your arrival and departure times in order to facilitate a smooth check-in procedure.
Arrival and Customer Service Procedures:
We would like to remind you that check-in online must be competed before your arrival. You will find in your email inbox or spam box the corresponding link to complete the check-in online. For this we recommend that you have at hand all the identity details (passports) of all the occupants in the accommodation. You can check-in online from the moment you receive the booking confirmation and up to 2 weeks prior to your arrival date. This is a mandatory procedure and needs to be completed in order to proceed with the handover of the keys to your accommodation.
Once you have completed all the required data our customer Service team will contact you to inform you of the arrival procedure for your accommodation.
If you are required to collect the accommodation keys from our office, the address is ECOIBIZA Paseo Maritimo Joan Carlos I, Ceramista Joan Daifa 2, Transat building Nº10, Ibiza, (Eivissa) google maps coordinates: 38.916515,1.442164 we are 15 minutes by car from the airport, public parking available. Please bear in mind that in summer we may have up to 40 villas checking in on the same day and we will try to attend to each customer on a 1st come 1st served basis.
Our summer office hours are: 09.00hrs to 19.00hrs (Ecoibiza offers a 30-minute courtesy period)

All *customers who arrive after office hours, even due to unforeseeable circumstances** will have to pay a late check-in fee.

Minimum age to book:
We do not accept bookings for groups of customers under 21 years.
This means that at least one person (the Lead Name on the booking) must be minimum 21 years old.
Depending on the type of villa booked you will be subject to either of the following security deposit procedures: Accidental Damage Waiver (ADW) or Security Deposit.
Accidental Damage Waiver
Unless otherwise stated, all bookings are subject to a non-refundable Accidental Damage Waiver fee of 140€ per villa which is payable with the final balance.
The Accidental Damage Waiver covers you for minor accidental damage to the villa and its contents during your stay up to the maximum value of 1.500€
Any accidental damage or breakages must be reported during your stay.
(1) The ADW will not cover clients for intentional, deliberate or malicious damages to the Villa or its contents, and cannot be held responsible for actions or behaviour of other guests or individuals who have no connection with the clients booking arrangements or for damages or breakages that are not reported during the clients’ occupancy of the Villa.
(2) The ADW does not cover damage to the pool or the cost of draining and refilling the pool due to broken glass or other items being found in the pool.
(3) The ADW does not cover fines from the police or other Island Authorities incurred for any type of anti-social behaviour, illegal activity or complaints arising from noise or disturbance. (6) The ADW does not cover extra cleaning or rubbish removal costs if the villa is left in an excessively dirty state.
(4) The ADW is null and void if any illegal substances are found in the house and on the premises or digested by any guests present in the house. The decision by the rental company is full and final.
(5) Any charges the rental company receives due to any of the above circumstances not covered by the ADW (but herein not limited to), and damages that exceed the value of 1500€ must be paid directly to the owner or rental company prior to departure from the accommodation or an invoice in respect of it will be invoiced to the lead client named on the booking form on or after departure.
If you fail to make payment, you will be responsible for meeting any claims (including legal costs) subsequently made against the rental company as a result of your actions together with all costs the rental company incur in pursuing any claim against you.
NB: Single sex parties or parties under the age of 25 years are subject to a Security deposit (instead of the ADW charge)
Ecoibiza reserves the right to modify security deposit procedures at any time and without prior notice.
On your arrival the Security Deposit must be met and the amount will vary between 1,000€ and 10,000€ depending on the property. The actual amount for the property reserved is indicated on the first page of this reservation confirmation. The deposit should be paid by credit card upon arrival and an official photo ID of the credit card holder must also be provided. If the deposit is not paid, we have the right to evict the guests from the property. The deposit will be refunded in full between 24 and 48 hours after your stay, providing that the property is left in the same condition of cleanliness as it was when you arrived and that there are no breakages and the keys are left in the agreed place before 10am on the day of departure. Most of the time, we block the security deposit on the credit card provided. This block expires after 7nights/8 days, which means it is your bank who will release this amount to your balance. Due to past experiences, we strongly suggest you ask your bank how long they will take in returning the amount, back to your balance. Some banks take a very long time to release the amounts on your credit card, so you must check with your bank. We only accept Security Deposits on credit Cards: Visa, Master Card, Maestro and debit cards. We do not accept American Express. If the security deposit is paid in cash (only with prior approval of Ecoibiza S.L.), it will be returned to a bank account by bank transfer. Ecoibiza will charge 25€ as a service charge and will deduct it from the security deposit to be returned to the client. If, on arrival at the property, you find any type of irregularity we request that you inform us immediately so that we can find a solution and prevent deductions for breakages that you may not have been responsible for. Where discounts are taken from deposits a 25€ administration fee is added. The Lead name on the booking will be held responsible for any damages caused by the misbehaviour of all the occupants of the property.
On the day of departure from the property you should check-out no later than 10am. Clients should hand the keys back as explained during the check in.
It is very important that you adhere to this condition of rental as the efficient functioning of our system depends on it. Failure to do so will result in a 250€ deduction from the security Deposit
Almost all of our rental properties are situated in rural or residential areas, very few are served by public transport and taxis can be limited in supply and may have difficulty finding some private villas which are not situated in major tourist resorts. For this reason, we recommend booking a car hire in advance and with a well-known company that you can trust to prevent any nasty surprises.
ECOIBIZAS.L can provide car hire directly on arrival from Ibiza airport and without the wait. The car will be ready for collection from Parking 1. Consult our tariffs for prices. With our rental car company, there´s no waiting, you can go directly with your luggage to the parking space and pick up the car.
Property owners do not provide landline telephone connection. We therefore recommend that you bring along a mobile phone to keep you in touch. We also request patience as there are many rural areas where the signal is weak or non-existent.
There is no garbage recollection at the villas in Ibiza, unless you have daily cleaning.
It is the responsibility of clients to deposit the garbage in the correct containers which are normally situated on the nearest main road. Please consider that many properties are located in rural locations and leftover food can attract cats, insects and other undesirable creatures. On departure there should be no garbage bags left on the property. Failure to comply with this carries a penalty of deduction from your deposit which can vary between 60€ and 100€.
Music, parties and noise:
It is totally unacceptable to disturb neighbours with music or noise. Music and sound volume should be no4e2 more than 65 decibels. Parties are strictly prohibited in all properties and should the police be called to the home the client will be held fully responsible for any consequences and legal action taken against the property. Gatherings and dinners for more than 20 people are also prohibited except in the case of an official event using contracted caterers, waiters and security staff. Any 4rfv5tof these actions can result in the cancellation of the contract and evacuation from the
property, with the loss of the total cost of the booking plus deposit and no possibility of refund.
On the day of departure, the property should be left in the same condition as on arrival. It is important to ensure that the kitchen, barbecue and all utensils are left completely clean and in good condition. Failure to do so will incur a deduction from your deposit of at least 80€. This could be more depending on the condition of the property when checked on departure. Extra cleaning can be contracted for the duration of your stay. We request that you inform us before your arrival if you would like to use this service (see tariffs).
In the case of lost keys (failure to hand in the same number of keys supplied on arrival). We are obligated to deduct a minimum of 100€ for a lock change and maintenance service. If we have to break open a safe (due to the loss of the keys/code) this will also be deducted. The cost to replace gate/alarm remote controls depends on their individual cost.
Furniture and Fittings:
It is strictly prohibited to change the position of the furnishings in the property or to carry out any other modifications.
Capacity of the property and number of occupants:
Each property is prepared for a determined number of occupants. It is not permitted in any event to exceed the maximum occupancy of the property as advertised.
It is the responsibility of the client at all times to ensure that the number occupying the property matches the number of people on the reservation. Failure to comply with this rule will result in eviction or the payment of an occupancy supplement.
In many properties, if you request when booking, we can provide facilities such as: cots, highchairs, Wi-Fi, satellite etc. at a supplement to be paid locally (if the property does not already have these facilities available).
The majority of properties don’t allow pets. Only with the express authorization of ECOIBIZA S.L. and with prior agreement at the time of booking will pets be permitted outside the house. There could be an extra final cleaning charge for housing a pet either indoors or in the garden. If it comes to our attention that a pet is being kept in the rental property without prior agreement it could result in eviction from the property, cancellation of the contract and loss of all monies paid, without possibility of reimbursement.
At any time the client can cancel the services requested and contracted.
The cancellation costs detailed below will apply.
Ecoibiza S.L. Cancellation Policy:
Cancellation more than 28 days before arrival: First payment
Cancellation between 28 and 0 days before arrival: 100% of the payment
ECOIBIZA S.L should be informed of any cancellations immediately by e-mail or fax along with supporting documentation for consideration. We highly recommend that your travel insurance policy covers you for cancellations.
Should a rental client decide to cut short their stay, there will be no reimbursement, neither of the whole or part of the cost of the reservation.
Anomalies and deficiencies:
Any irregularities found by the client on arrival should be communicated as soon as possible and always during the stay to the customer service staff of ECOIBIZA S.L. This will allow the staff to rectify any problems or be proactive in a change of accommodation if our staffs are certain that the issues cannot be rectified and if they are not caused by force majeure
Any claim submitted after leaving the property cannot be considered because the fundamental criteria for consideration cannot be checked in order to proceed with the claim.
The properties are privately owned and are largely situated in residential areas. They are not generally situated in areas with large tourist complexes. At times private or government building work can take place in the surrounding area. Neither ECOIBIZA S.L nor the property owner have any influence over this work and cannot be held responsible for building work or any disturbance it may cause.
Water, electricity and internet:
Cuts to the supply of water, electricity or internet are not regular. However, the local authorities can occasionally cut or limit supplies for short periods of time. ECOIBIZA S.L can take no responsibility for any inconvenience caused by temporary cuts to supply.
Note: ensure that your rental property has WIFI. If this is not available contact us to rent a device which will allow internet access during your stay. Ibiza is not a big European city where there is high quality WIFI everywhere. The provided connection is only for checking emails and usual Internet surfing. Downloads/Streaming are not allowed, to avoid running out of WIFI. If this should happen, Ecoibiza won´t be responsible for it. If you will need a specific connection during your stay, please contact Ecoibiza before your arrival, to solve this in advance if possible.
Consumption of energy:
At certain times of the year rental clients will require extra air conditioning or heating. Properties with these facilities often make a charge and where this is the case the higher consumption of energy will be reflected in the price of the reservation.
The villas have a common civil responsibility insurance, but it does not cover any loses or robberies. The rental price does not include any additional insurance. We advise you to include this in your travel insurance.
Responsibility of the company:
ECOIBIZA S.L. acts solely as an intermediary between owners and rental clients, being responsible only for accurate information regarding available properties, facilities and precise location.
No responsibility can be accepted for injury, accident, delay, robberies or other complaints pertaining to the rental of the property.
Acceptance of conditions:
On confirmation of the reservation ECOIBIZA S.L. will assume acceptance on the part of the rental client of each and every one of the General Conditions in their entirety.
Information on claims and settlement of any disputes between the client and agency will be subject to the jurisdiction of the Courts of Ibiza, and will be bound by the decision of the courts.
