GENERAL TERMS AND CONDITIONS:


Changes:
Changes of dates might be requested within the same season. 
 If possible and authorized by the owner, once the free cancellation period has passed, additional charges will apply (€50 per change).
Changes at short notice won´t be accepted!
Modifications to the booking contract and exceptions to the present general conditions of the reservation will only take effect with the written agreement between the rental client and ECOIBIZA S.L. If any such modifications result in an increase or derease in the cost of the rental, both parties will be required to agree in writing to a modification in rental price.

Touristic tax:
The client has to pay a local tax which is not included in the rental price of the villa.
It is 2.20 € per night per adult (=16+ years) for bookings between 1st of May and 31st of October.
For the rest of the year 0,55€ per night per adult (=+16 years).
This tax has to be paid within the second payment.

Arrivals and Stay
EACH GUEST OVER 16 YEARS HAS TO COMPLETE THE CHECK-IN ONLINE AT LEAST 7 DAYS PRIOR TO ARRIVAL DATE via the link sent by email.
· General Booking Conditions: Please take note of the following information:
The accommodation will be available from Horarios de entrada  on the day of arrival, unless otherwise specified
The accommodation has to be vacated at 10,00 hours on the day of departure, unless otherwise specified
 It is vital that we receive details of arrival and departure times 7 days prior to arrival date, in order to facilitate a smooth organization of the arrival.

General procedure for arrivals:
Once all documentation (check-in online and Cautions deposit) has been completed online the guest will receive directions on how to get to the villa

Arrivals out of office hours (between 19:00 h and 09:00 h):
All clients who arrive out of office hours will have to pay a supplement for late check-in (in cash upon arrival)
- Between 19:00-22:00 60€
- From 22:00 on 100€
In case of delay due to causes beyond Ecoibiza (flight delay, lost luggage, etc.), guests must also pay this supplement.


· Minimum age to book:
We do not accept bookings for groups of customers under 21 years.
This means that at least one person (the lead name of the booking) must be minimum 21 years old.

· Deposit:
  Prior to arrival the caution Deposit has to be paid via the link sent by email, the amount may vary between 1.000€ and 10,000€ depending on the property. The actual amount for the property reserved is indicated on the first page of this reservation confirmation.  If the caution deposit is not paid, we have the right to refuse entry into the property. The caution deposit will be refunded in full between 24 and 48 hours after your stay, providing that the property is left in the same condition as it was upon the arrival, that there are no breakages, and the keys are left in the agreed place before 10am on the day of departure. We only accept caution Deposits on credit Cards: Visa, Master Card, Maestro and debit cards. We do not accept American Express. If the caution deposit is paid in cash (only with prior approval of Ecoibiza S.L.), it will be returned to a bank account by transfer. Ecoibiza will charge 25€ as service charge this will be deducted from the caution deposit returned to the client.

If, on arrival at the property, there is any type of irregularity we need to be informed immediately so that we can find a solution and prevent deductions for breakages that are not the rental client´s responsibility. Where amounts are deducted from deposits, a 25€ administration fee is added. The rental client will be held responsible for any damages caused by the misbehavior of all the occupants of the property.

· Departures:
On the day of departure from the property the guest should check-out no later than 10am. This is very important as the villa needs to be  cleaned and prepared for the next arrival which could be on the same day. Failure to do so will result in a 250€ deduction on the caution deposit. Clients should leave the keys as specified during the check in.
 
· Car hire:
Almost all of our rental properties are situated in rural or residential areas, very few are served by public transport and taxis can be limited in supply and prove difficult to direct to private villas which are not situated in major tourist resorts. A lot of our properties are located at unpaved roads and do not have a specific road number. For this reason we reccommend booking car hire in advance and with a well known company to prevent nasty surprises.
Consult the prices with our recommended car rental company. 

· Mobile phone:
Property owners do not provide landline telephone connection. We therefore recommend to bring along a mobile phone.
We also request patience as there are many rural areas where the signal is weak or non-existent.
 
· Garbage collection:
There is no garbage recollection at the villas in Ibiza. Garbage must be deposited frequently during the stay and on the day of your departure into the sustainable community containers, normally located on the main road closest to the villa. If there is a daily cleaning service in the villa, they will remove the garbage.
Please consider that many properties are in rural locations and leftover food can attract cats, insects and other undesirable creatures. On departure there should be no rubbish bags left at the property. Failure to comply with this carries a deduction from the deposit of at least 100€.

· Music, parties and noise:
It is totally unacceptable to disturb neighbors with music or noise. Music and noise should be no more than 65 decibels specified by the Municipal Ordinance. Parties are strictly prohibited in all properties, and should the police be called to the villa, the client will be held fully responsible for any consequences and legal action taken against the property.  Gatherings and dinners for more than 20 people are also prohibited except in the case of prior authorization of Ecoibiza for an official event using contracted caterers, waiters, and security staff. Any of these actions can result in the immediate cancellation of the contract and eviction from the property, with the loss of the total cost of the booking plus deposit with no possibility of reimbursement. No type of professional or semi-professional music equipment, own or rented, will be accepted in the villas or houses. 
· Cleaning:
 On the day of departure, the property should be left in the same condition as on arrival. It is important to ensure that the kitchen, barbecue and all utensils are left clean and in good condition. Failure to do so will incur a deduction from your deposit of minimum 100€.  If required, extra cleaning can be contracted for the duration of the stay. Extra cleaning needs to be booked prior to arrival, please consult prices as these can vary from villa to villa.

· Keys:
In the case of lost keys (failure to hand in the same number of keys as supplied on arrival), we are obligated to deduct a minimum of 100€  for a lock change and services of maintenance. If we have to break open a safe (due to the loss of the keys/code) this will be also deducted. The amount deducted for gate/alarm remote controls depend on their individual cost.

· Furniture and Fittings:
It is strictly prohibited to change the position of the furnishings in the property or to carry out any other modifications. Indoor furniture must not be moved outside or vice versa

· Capacity of the property and number of occupants:
Each property is prepared for a determined number of occupants. It is not permitted in any event to exceed the maximum occupancy of the property as advertised. It is the responsibility of the client at all times to ensure that the number occupying the property matches the number of people on the reservation. Failure to comply with this rule will result in eviction or the payment of an occupancy supplement.

· Additional Facilities:
In many properties we can provide upon request facilities such as cots, highchairs, Wifi, satellite etc at a supplement to be paid locally (if the property does not already have these facilities available).
 
· Pets:
 The majority of properties don't allow pets. Only with the authorization of ECOIBIZA S.L and with prior agreement at the time of booking will pets be permitted. ECOIBIZA S.L. may demand an extra amount for final cleaning costs and / or an increase in the caution deposit. If it comes to our attention that a pet is being kept in the rental property without prior agreement, it could result in eviction from the property, cancellation of the contract and loss of all the amount paid, without possibility of reimbursement.

· Curtailments:
Should a rental client decide to cut short their stay, there will be no reimbursement either of the whole or part of the cost of the reservation..

· Anomalies and deficiencies:
Any irregularities found by the client on arrival should be communicated as soon as possible and always during their stay to the EcoIbiza Customer Service team. This will allow the staff to rectify any problems or be proactive in a possible change of accommodation if we are certain that the issues cannot be rectified and if they have not been caused by force majeure. Any claim submitted after leaving the property cannot be considered because the fundamental criteria for consideration cannot be checked in order to proceed with the claim.  

· Building work:
The properties are privately owned and are largely situated in residential areas. They are not generally situated in areas with  large tourist complexes. At times private or government building work can take place in the surrounding area. Neither ECOIBIZA S.L nor the property owner have any influence over this work and cannot be held responsible for building work or any disturbance it may cause.

· Water, electricity and internet:
Cuts to the supply of water, electricity or internet are not regular. However the local authorities can occasionally cut or limit supplies for short periods of time. ECOIBIZA S.L can take no responsibility for any inconveniences caused by temporary cuts to supply. Note: ensure that the rental property has wifi. If this is not available contact us to rent a device which will allow internet access during the stay. The island of Ibiza is not a big European city where there is high quality wifi everywhere. The provided connection is only for checking emails and usual Internet surfing. Downloads/Streaming are not allowed, so as to avoid running out of wifi. If this should happen, Ecoibiza won´t be held responsible for it. If a specific kind of connection during the stay is needed, please contact Ecoibiza before the arrival, to solve this in advance if possible.

· Consumption of energy:
At certain times of the year rental clients will require extra air conditioning or heating. Properties with these facilities often make a charge and where this is the case the higher consumption of energy will be reflected in the price of the reservation.

· Insurance
The villas have a common civil responsibility insurance, but it does not cover any loses or robberies.
The rental price does not include any additional insurance. We advise you to contract an specific travel insurance.

·Responsibility of the company
ECOIBIZA S.L. acts solely as an intermediary between owners and rental clients, being responsible only for accurate information regarding available properties, facilities and precise location. No responsibility can be accepted for injury, accident, delay, robberies or other complaints pertaining to the rental of the property.

·Acceptance of conditions
On payment of the reservation ECOIBIZA S.L will assume acceptance on the part of the rental client of each and every one of the General Conditions in their entirety. Information on claims and settlement of any disputes between the client and agency will be subject to the jurisdiction of the Courts of Ibiza, and will be bound by the decision of the courts.
